Likely a fit if…

  • Stable, verifiable income (salary, commission, or self-employed)
  • A realistic path to a mortgage within about 2 to 5 years
  • Able to handle the monthly cost of owning the home
  • At least ~4% saved toward your starting deposit, and the ability to keep saving
  • A credit score around 500 or higher (lower is considered with a clear recovery plan)
  • Motivated and ready to follow a credit and savings plan
  • Discharged bankruptcy, or in the final stretch of a consumer proposal

Probably not a fit if…

  • No stable or verifiable income to support the monthly cost
  • No realistic route to a mortgage, even with time and coaching
  • Not willing to follow a credit or savings plan
  • Looking for a long-term rental with no intention to buy
  • Hoping to own with no down payment and no savings capacity
  • Recent, unresolved financial instability with no recovery plan in place
