Is Rent-to-Own a Scam? How to Tell a Good Program From a Bad One
Search rent-to-own and you'll find glowing success stories and horror stories in equal measure. So which is it? The honest answer: rent-to-own is a legitimate path to homeownership, but like any financial arrangement, it can be done well or done badly. The difference is in the details, and they're easy to check once you know what to look for.
Red flags of a bad program
- The purchase price isn't set, or is set unrealistically high
- The terms are vague, verbal, or hard to get in writing
- There's no help getting you mortgage-ready, you're on your own
- You're penalized harshly, or lose your deposit, if you need more time
- They discourage you from getting independent legal advice
- The whole structure seems designed to keep you renting, not to get you to ownership
Green flags of a good program
- Your purchase price is set and locked in up front
- Everything is in writing, with full disclosure
- They actively coach you on credit and savings during the term
- Reasonable extensions are available if you're making progress
- They encourage, not discourage, independent legal advice
- Their success is tied to you actually buying the home
The one question that cuts through it
Ask: does this program make money when I succeed, or when I fail? A good program only wins when you reach your own mortgage and buy the home. If a program seems to benefit from you staying stuck, walk away.
What a well-run program looks like
The Stepping Stone program by Rent Live Own was built specifically to answer these concerns: transparent, written terms; a locked-in price; real coaching; reasonable extensions; independent legal advice encouraged; and a finish line that is you owning your home. If you're weighing a rent-to-own offer, hold it up against this checklist, and ask us anything.
